U Hold the Key Self Storage Facility Rules

Applies to: All U Hold the Key self storage sites (unless site-specific rules are displayed on-site)
These Facility Rules set out how to use our self storage facility safely and respectfully, protecting customers, staff, neighbours, and stored goods. These rules form part of your storage agreement (and any associated terms and conditions). By entering the facility, using access systems, or storing goods in a unit, you agree to follow these rules.

1) Definitions (Self Storage Terms)
- Facility: All U Hold the Key premises, including entrances, gates, corridors, lifts, stairwells, loading bays, car parks, and shared areas.
- Storage Unit / Unit: The self storage unit or space you rent.
- Customer / You: The person(s) named on the storage agreement and any authorised users you add.
2) Respectful Conduct in Our Self Storage Facility
U Hold the Key aims to provide a safe, calm, and secure self storage experience.
You must not:
- Threaten, harass, intimidate, discriminate against, or abuse anyone (staff, customers, delivery drivers, neighbours).
- Create excessive noise, use aggressive language, or play loud music.
- Engage in anti-social behaviour, disorderly conduct, or any illegal activity on or near the facility.
- Interfere with, damage, or tamper with any property, equipment, access controls, locks, alarms, CCTV, gates, doors, barriers, lighting, or signage.
If behaviour is unsafe or disruptive, we may require you to leave and may restrict access.
3) Self Storage Access, Security, and Authorised Users
Our security systems (including access controls and CCTV) help protect your unit and other customers.
- Only authorised users may access the facility and your unit. Do not share access codes, keys, fobs, or passes with anyone not authorised.
- Do not allow tailgating (letting others follow you through gates/doors). Make sure gates/doors close behind you.
- Keep keys and fobs secure. Report any lost or stolen access items immediately.
- Follow on-site signage and instructions, including access hours, entry/exit routes, and any temporary restrictions.
- Do not cover, obstruct, or tamper with cameras or security equipment.
We may request identification or verification to confirm access rights.
4) Health and Safety Rules for Storage Units and Shared Areas
For safe use of the self storage facility:
- Drive carefully, follow the one-way system (where applicable), and keep to posted speed limits.
- Do not block fire exits, emergency routes, corridors, roller shutters, doorways, lifts, stairs, or loading areas.
- Supervise children closely at all times. Children must not be left unattended.
- Pets/animals are not permitted inside buildings (except registered assistance animals). Where outdoor access is allowed, animals must be controlled at all times.
- Use trolleys and moving equipment responsibly and return them after use.
- Do not climb on racking, pallets, fences, gates, shutters, or any structure not designed for climbing.
Report hazards (spills, broken glass, damaged doors, suspicious activity) to staff immediately.
5) No Smoking / No Vaping Policy (Strict)
For fire prevention and customer comfort:
Smoking and vaping are not allowed anywhere on the premises, including storage units, corridors, loading bays, entrances, lifts, stairwells, toilets, and car parks.
This includes cigarettes, cigars, pipes, e-cigarettes, vapes, shisha, and heated tobacco products.
6) Self Storage Fire Safety Rules
To reduce fire risk in storage units and shared areas:
- No naked flames, candles, portable heaters, cooking appliances, or heat sources.
- Do not charge high-risk electrical items (for example, large lithium battery packs) unless we have provided written permission.
- Do not use generators or fuel-powered equipment on site.
- Keep your unit tidy to reduce trip hazards and improve airflow.
- Do not obstruct fire safety equipment or emergency routes.
Serious fire safety breaches may result in immediate access restriction and/or termination of your agreement.
7) Prohibited Items in Self Storage Units (Non-Exhaustive)

If you are unsure whether an item is permitted in your storage unit, contact us before bringing it to site.
8) Vehicle Access, Parking, and Recreational Vehicle (RV) Use
To keep our self storage facility safe and accessible:
General vehicle rules
- Follow speed limits and site traffic flow.
- Park only in marked bays or designated loading areas.
- Do not leave vehicles unattended in loading bays longer than necessary.
- Do not block shutters, gates, entrances, turning circles, fire routes, or neighbouring access.
- No vehicle washing, valeting, fuel transfer, maintenance, or repairs on site.
- Avoid prolonged engine idling.
- No use of recreational vehicles (such as quads and off-road bikes) on premise
We reserve the right to refuse entry to vehicles that create safety risks.
9) Fly-Tipping Policy and Waste Disposal (Zero Tolerance)
Fly-tipping is strictly prohibited at all U Hold the Key self storage sites.
This includes leaving waste (bags, boxes, broken furniture, packaging, mattresses, electrical items, liquids, rubble, or unwanted items) anywhere on site
If you fly-tip:
- We may charge you for removal, disposal, cleaning, staff time, and third-party costs.
- We may restrict access, end your agreement, and/or report the incident to authorities where appropriate.
- CCTV and access logs may be used to investigate.
Unless we provide a clearly labelled waste option, you must remove all waste from site.
10) Anti-Social Behaviour, Nuisance, and Community Consideration
Our facilities are part of local communities. You must not:
- Create excessive noise (especially early mornings and evenings).
- Gather in groups that block access or make others feel unsafe.
- Use abusive language, make threats, or behave aggressively.
- Consume alcohol or use illegal drugs on site.
- Litter in or around the premises.
We may restrict access or terminate agreements to protect staff, customers, and neighbours.
11) Inspections, Maintenance, and Emergencies
- We may restrict access to parts of the facility for maintenance, repairs, safety checks, or security reasons.
- In an emergency (fire, flooding, security incident), follow staff instructions and on-site evacuation signage.
- Do not interfere with emergency equipment (alarms, extinguishers, call points).
12) Breaches of These Facility Rules
If you breach these rules, we may (depending on severity and risk):
- issue a warning and require immediate corrective action,
- restrict or suspend access,
- arrange removal of prohibited materials (where lawful and safe),
- charge reasonable costs for damage, cleaning, or removal (refer to our Damage Cost page on our website),
- terminate the storage agreement in line with its terms,
- contact emergency services or authorities if needed.
13) Updates to Our Self Storage Facility Rules
We may update these rules from time to time. The current version will be available on our website and/or at the facility. Where changes are material, we will take reasonable steps to inform customers.
